PZ14-25 SUBDIVISION PLAT A RESOLUTION OF THE PLANNING AND ZONING COMMISSION OF TH E CI TY OF KENA I RECOMMENDING THAT THE ATTACHED SUBDIVISION PLAT BE APPR OVED SUBJECT TO THE FOLLOWING CONDITIONS : WHEREAS, the attac hed plat of PARKS SUBDIVISION ZUBECK ADDITION was referred to the City of Kenai Planning and Zoning Commi ssio n on Novembe r 12, 2014, and rec eiv ed from Integrity Surveys. WHEREAS, the City of Ken ai Planning and Zoning Commission finds: 1. Plat area is zoned Rural Residential (RR) and therefore subject to said zone con ditio ns. 2. City wat er and sewe r are available. 3. Plat does not subdivid e property within a public improvement district subject to sp ecia l assessments. 4. A n inst allation agreement or construction of improve m e nts are not required. 5. The status o f su rroundin g land is shown on the plat. 6. Utility ease m ents, if required, shall b e shown. 7. The existing house locate d on w hat is now known as Lot 4, Parks Subdivision encroaches into th e building setback whi ch front s Highbu sh Lan e. On May 27, 1998, an encroachment permit {PZ 1998-20) was granted by the Planning and Zonin g Commission. Th e plat of Pa r ks Subdivisio n Zubeck A dd itio n did not c rea te nor increase the encroac hme nt. 8. Street names d es i g n ate d on the plat are correct. 9. CO NDITION S: a. Furt h er d eve lopment of th e property shall confo rm to all Federal, State and loca l re gul ation s. b. If an addit iona l singl e family dwelling is placed on th e premises, KMC 17.10.010 provid es that if any part of the structure is or i s to b e wi thin 200 feet of an existing public water m ain, the property owner must connect to City public water system. c. If an add itional si ngle family dwelling is placed on the prem ises, KMC 17.20.010 provides that if any part o f the struct ure i s or i s t o be w ithin 200 feet of an ex isting p u bl ic sew er main, th e property owner mu st co n nect to City public sewage sys tem.
