HomeMy WebLinkAboutResolution No. PZ2018-23CITY OF KENAI PLANNING AND ZONING COMMISSION RESOLUTION NO. 2018 -23 A RESOLUTION OF THE PLANNING AND ZONING COMMISSION OF THE CITY OF KENAI RECOMMENDING THAT THE SUBDIVISION PLAT FBO SUBDIVISION 2018 REPLAT ATTACHED HERETO AS EXHIBIT "A " BE APPROVED SUBJECT TO THE CONDITIONS OUTLINED BELOW. WHEREAS , the City of Kenai received the plat attached as Exhibit A from Segesser Surveys; and, WHEREAS, at their regular meeting on June 6, 2018, the Kenai City Council adopted Resolution 2018-22 approving the execution of a lease between the City of Kenai and Hilcorp Alaska , LLC, subject to the condition that the parcels be replatted to vacate the property line between the two adjoining lots prior to construction of the hangar; and, WHEREAS, the plat meets the requirements of the minimum lot size and lot width for the Airport Light Industrial Zone; and , WHEREAS , the plat accurately represents street names and surrounding properties, the lessee shall connect to City water and sewer, the parcel would be accessed by a paved and City- maintained road, and an installation agreement is not required; and, WHEREAS, the vacation of the lot line and utility easement by the City of Kenai would not impact the ability of the City to lease the property ; and , WHEREAS, this development will be mutually beneficial to the City and conforms with the Kenai Municipal Code for zoning , Kenai's Comprehensive Plan , the Airport Land Use Plan , Airport Layout Plan , Federal Aviation Administration regulations, Airport Master Plan, Airport Improvement Program grant assurances, and Airport operations. NOW, THEREFORE, BE IT RESOLVED BY THE PLANNING AND ZONING COMM ISSION OF THE CITY OF KENAI , ALASKA TO RECOMMEND APPROVAL OF THE FBO SUBDIVISION 2018 REPLAT ATTACHED AS EXH IBIT A BY THE KENAI CITY COUNC IL AND KENAI PENINSULA BOROUGH, SUBJECT TO THE FOLLOWING CONDITIONS: 1 . Further development of the property shall conform to all federal, State of Alaska, and local regul ations . 2. The Kenai City Counci l must approve the vacation of the twenty (20) foot utility easement as shown on the preliminary plat, pursuant to Kenai Municipal Code 22.05.110.
