AN ORDINANCE OF THE CITY OF KENAI AMENDINQ LANDSCAPING/SITE PLAN
REQUt.AT10NS SECTION 14.25.020APPLl~AT1~N OF THE KENAI MUNICIPAL CODE.
WHEREAS, KMC 14.25.024 deals with landscaping/site plan regulations for the City of
Kenai; and,
WHEREAS, KMC 14.25.024 Application, reads:
'Thin 8ectipn shall apply to aN commen~ai and Industrial development and ap development of 510,000
or more M the Townaite Historic Zone {TSH) within the City of Kenai and shall apply to both the
land8aaptng and site plans. 'Commeroiai and tndustrt~d ~velopment' and 'aN devebpment' shall be
defined as any improvements regtrirtng a building permit for new oonstn~tion or any improvements of
510,000 or more, bcated cn properties withM the Central Commerdai (CC), 4eneral Commendal (CQ).
Heavy Indwstrlal (lH). Townsite Historic (TSH), and Light industrial (IL), zoning ntsb~icts. h shall be
unlawful for any person to oorrstnrct, erect, or matntah any structure, bu~ding, fence, or improvement,
irxkrding la~ndsceping, Perking, and otherfaciiities on property desigrwted as a oommerdal tn~ct unless
such improvements are constructed or reoonstnrcted in a manner consistent with the approved plan.

WHEREAS, the Building Official and the Kenai Planning & Zoning Commission
recommends the code be changed to expedite the building permit process, under certain
circumstances; and,
NOW, THEREFORE, BE iT RESOLVED, that the Kenai City Council amend KMC
14.25.020 Application.
