CITY OF KENAI ORDINANCE NO. 1124-66 AN ORDINANCE OF THE COUNCIL OF THE CITY OF KENAI, ALASKA, "= ;.`L AMENDING THE OFFICIAL KENAI ZONING MAP BY REZONING CERTAIN LANDS WITHIN THE HALLER/EVERGREEN/MCKINLEY AREA TO SUBURBAN RESIDENTIAL -s T. TWO (RS-2) DISTRICT. WHEREAS, KMC 14.20.270 establishes a procedure to amend the Official Zoning Map of the City of Kenai, and WHEREAS, a rezoning petition has boon received from Mrs. Sharon Gerhard, representative, bearing signatures of a majority of the property owners within the designated area to rezone the referenced lands from Suburban Residential (RS) to Suburban - Residential Two (RS-2) District, and `. WHEREAS, the Kenai Advisory Planning and Zoning Commission has conducted the required public hearing on March 269 1966, and _ WHEREAS, the Commission recommended non -approval of the rezoningog T-- petition in accordance with Resolution PZ86-12. NOW, THEREFORE, BE IT ORDAINED BY THE COUNCIL OF THE CITY OF ; KENAI, ALASKA, that the Official Zoning Map of the City of Kenai shall be amended as follows: - Section 1s Subject property consisting of those lands--; depic e n Exhibit "A" are hereby rezoned to Suburban Residential Two (RS-2) District. The attached cap defines the area to be rezoned to the R92 district. The area to be rezoned consists primarily of subdivided parcels of 2-6 Iota each with the remainder in varying sized government iota. Certified letters announcing the Planning Commission public hearing have been sent to all record property owners within the petition area. This rezoning petition involves a major district boundary change and therefore no property owners beyond the requested area were notified by certified mail. (KNC 14.20.290-c.)ANALYSIS - 3:, ' • The RS2 district is more restrictive than the RS parent district only in that no more then duplexes are allowed. The existing subdivided lots are in the 7,200 sq. Pt. minimum with varying sized government lots, several of which have been platted but not "Pinalled", leaving a relatively small :•o �'� ratio of unsubdivided properties. The area is generally single family dwelling units with a Pew multi family units scattered throughout. These multi family unite would be "grandfathered" at the time of resolution '_ .. adoption.
