LANDSCAPE/SITE PLAN PERMIT
A RESOLUTION OF THE PLANNING AND ZONING ADMINISTRATION OF THE CITY OF
KENAI APPROVING THE ATTACHED LANDSCAPING/SITE PLAN :
WHEREAS , the attached Landscap ing /Site Plan Review was :

WHEREAS, the City of Kenai Planning and Zoning Adm inistration fi nds this pla n p rovides for
orderly and safe development with in the City commensurate w ith prote ct ing the hea lth, safety,
and welfare of its citizens , and provides adequate and convenient open spaces, light and air in
order to avoid congestion of commercial and industrial areas; and ,
WHEREAS, the plan appears to provide for landscaping a nd/or the reten tion of natura l
vegetation in conjunction with commercial and industrial developmen t wi thin the City ; and,
WHEREAS, the purpose of landscaping is to visually enhance the City 's appearance and
reduce erosion and stormwater runoff, and the plan appears to meet these criteria.
NOW , THEREFORE , BE IT RESOLVED, BY THE PLANNING AND ZONING
ADMINISTRATION OF THE CITY OF KENAI THAT THE LANDSCAPING/SITE PLAN IS
APPROVED SUBJECT TO THE FOLLOWING CONDITIONS OF APPRO VAL :
1. Development of the property shall conform to all federal , State of Alaska , and local
regulations .
2. No snow may be stored in such a manner that would blo ck vis ibility fo r ingress and
egress to the parcel.
3. If construction of the project has not started within one yea r of the approval of the
landscaping/site plan (September 23 , 2020), the appro val may be re voked by the
Admin istrative Official afte r pro viding at least thirty (30 ) Da y notice u nless extended for

good cause.
4. Any plants used for landscaping will be appropriate for the climate and not invasive per
the Alaska Cooperative Extension Service.
5. All required landscaping as presented in the approved landscaping plan shall be
installed within two (2) years of the approved landscaping plan (by September 23, 2021 ).
6. The applicant will follow-through to construct the six-foot privacy wooden privacy fence
along the northern property line and will plant Green Spruce trees along the fence.
7. The applicant will evaluate lighting and if necessary install hoods or downcast shielding
to ensure building lights are not shining into adjacent properties .
8 . The Landscape/Site Plan provides for 42 spaces, which is sufficient for up to 84
residents. If the facilities would ever go up to the ir maximum capacity of 90 residents,
additional parking spaces would be required.
