RESOLUTION NO. PZ2019-21
LANDSCAPE/SITE PLAN PERMIT
A RESOLUTION OF THE PLANNING AND ZONING ADMINISTRATION OF THE CITY OF
KENAI APPROVING THE ATTACHED LANDSCAPING /SI TE PLAN:
WHEREAS, the attached Landscaping /Site Plan Review was:

• Parcel No.: 04706209
WHEREAS, the City of Kenai Planning and Zoning Administration fi nds this plan provides for
orderly and safe development within the City commensurate with protecting the health , safety,
and welfare of its citizens, and provides adequate and convenient open spaces, ligh t a nd air in
order to avoid congestion of commercial and industrial areas; and,
WHEREAS, the plan appears to provide for landscaping and/or the retention of natura l
vegetation in conjunction with commercial a nd industrial development within the City; and,
WHEREAS, the purpose of landscaping is to v isually enhance the City's appearance and
reduce erosion and stormwater runoff, and the plan appears to meet these criteria.
NOW, THEREFORE, BE IT RESOLVED, BY THE PLANNING AND ZONING
ADMINISTRATION OF THE CITY OF KENAI THAT THE LANDSCAPING/S ITE PLAN IS
APPROVED SUBJECT TO THE FOLLOWING CONDITIONS OF APPROVAL :
1. Development of the property shall conform to all federal, State of Alaska, a nd local
regulations.
2. No s now may be stored in su c h a manner that would block visibility for ingress and
egress to the parcel.
3. If construction of the project has not started within one year of the approval of the
landscaping/site plan (September 23, 2020), the approval ma y be re voked by the
Administrative Officia l after prov iding at least thirty (30) Day notice unless extended for
good cause.

4. Any plants used for landscaping will be appropriate for the climate and not invasive pe r
the A la ska Cooperative Extension Service.
5. All required landscaping as presented in the approved landscaping plan shall be
installed within two (2) years of the approved landscaping plan (by September 23, 2021 ).
6. Subsequent development or changes to the design, including adding a sitting eat-in area
to the hot dog stand, will require additional City approval with a new landscaping/site
plan application. Potentially applicable requirements for subsequent development of this
parcel and adjacent parcels have been noted in this application and may include paving ,
additional parking space requirements, and fencing.
7. The applicant must obtain a Building Permit from the City prior to construction .
