ADVISORY PLANNING & ZONING COMMISSION
RESOLUTION PZ 84-96
A RESOLUTION OF THE ADVISORY PLANNING & ZONING COMMISSION OF THE CITY OF
KENAI AMENDING THE KENAI ZONING CODE TO PROVIDE FOR ONE AND TWO FAMILY
RESIDENTIAL AREAS.
WHEREAS, the Kenai Zoning Code permits the construction of multi-family
dwellings in all residential zoning districts, and
WHEREAS, certain residents and property owners have submitted a npetition
requesting an amendment to the Kenai Zoning Code to allow the establishment
of one and two-family residential areas, and
WHEREAS, the Commission has conducted several public hearings and
worksessions on this proposal, and
WHERER5, the Commission concurs with the need for providing an option to
prooperty owners to maintain a low to medium residential neighborhood
character.
NOW, THEREFORE, BE IT RESOLVED THAT THE KENAI ADVISORY PLANNING & ZONING
COMMISSION, OF THE CITY OF KENAI, recommends the adoption of "Exhibit A"
attached for the establishment of the RRI~RS/w,~,SZ subzoning districts.

KENAI AMENDING THE KENAI ZONING CODE TO ALLOW 5INGLE-DUPLEX FAMILY ZONING
DISTRICT.
WHEREAS, the present zoning code of the City of Kenai presently allows the
construction of multi-family dwellings in all~a~ea~4of"the/-city, and
WHEREAS, Some areas of the City are not served by municipal water and sewer
and many of the residents of those areas are dependent. upon shallow wells
for their domestic needs, and
WHEREAS, the roads within some areas of the City are substandard and
increased traffic upon such roads will result in increased danger and
discomfort for the residents of the areas, and
WHEREAS, the residents and owners of property within some areas of the
City may wish to insure that area retain its low density residential
character, and
WHEREAS, the continued construction of multi-family dwellings within all
areas of the City may be incompatible with the low density residential
character of these areas, and may pose a threat to the health and safety ~f
the residents in some areas of the city;
NOW, THEREFORE, BE IT RESOLVE{? THAT THE KENAI ADVISORY PLANNING & ZONING
COMMISSION, OF THE CITY OF KENAI, recommend adoption of an amendment to the
Kenai Zoning Code which would allow a single-duplex zoning district.
