RESOLUTION NO. PZ98-03
SUBDIVISION PLAT
A RESOLUTION OF THE PLANNING AND ZONING COMMISSION OF THE CITY OF
KENAI RECOMMENDING THAT THE ATTACHED SUBDIVISION PLAT BE APPROVED
SUBJECT TO THE FOLLOWING CONDITIONS:
WHEREAS, the attached plat TANGLEWOOD SUBDIVISION was referred to the
City of Kenai Planning and Zoning Commission on December 17, 1997 and received
from Integrity Survey ,and
WHEREAS, the City of Kenai Planning and Zoning Commission finds:
1) Plat area is zoned RR-Rural Residential ~In rocess of bein rezoned RS-
Suburban Residential) and therefore subject to said zone conditions.
2y Water and sewer: Available to parcel. Main line extensions required.
3) Plat does not subdivide property within a public improvement district subject to
special assessments. There is not a delinquency amount owed to the City of
Kenai for the referenced property.
4) Installation agreement or construction of improvements is required.
5y Status of surrounding land is partially shown.
6y Utility easements, if required, shall be shown.
7] Plat shall verify that no encroachments exist.
8) Street names designated on the plat are correct.
91 CONTINGENCIES:
1. Approval contingent upon the rezone
effect.
2. Installation Agreement requiring:
1 . Paved streets.
2. Water and sewer service to all lots.
3. Adequate storm water drainage.
4. Seeded back slopes.
5. Street intersection lighting.

NOW, THEREFORE, BE IT RESOLVED, BY THE PLANNING AND ZONING
COMMISSION OF THE CITY OF KENAI THAT THE KENAI PENINSULA BOROUGH
PLANNING COMMISSION APPROVE TANGLEWOOD SUBDIVISION SUBJECT TO
ANY NEGATIVE FINDINGS AS STATED ABOVE.
PASSED BY THE PLANNING AND ZONING COMMISSION OF THE CITY OF KENAI.
