PZ03-40 A RESOLUTION OF THE PLANNING AND ZONING ADMINISTRATION OF THE CITY OF KENAI RECOMMENDING THAT THE ATTACHED LANDSCAPINGISITE PLAN REVIEW BE APPROVED SUBJECT TO THE FOLLOWING CONDITIONS: WHEREAS, the attached LandscapinglSite Plan Review was: • Received by: _Robert Springer, Building_Official .._ • Submitted by: Klauder & Company Architects, Inc. ~_ • Submitted for: Three Bears -Kenai • Property Address: 10575 Kenai Spur Highway .. • Legal Description: SpruceWood Glen Subdivision No. 6 • Parcel Na.: 04705228 WHEREAS, the City of Kenai Planning and Zoning Administration finds this plan provides far orderly and safe development within the City commensurate with protecting the health, safety, and welfare of its citizens, and provides adequate and convenient open spaces, light and air in order to avoid congestion of commercial and industrial areas; and, WHEREAS, the plan appears to provide for landscaping andlor the retention of natural vegetation in conjunction with commercial and industrial development within the City; and, WHEREAS, the purpose of landscaping is to visually enhance the City's appearance and reduce erosion and storm runoff, and the plan appears to meet this criteria. NOW, THEREFORE, BE IT RESOLVED, BY THE PLANNING AND ZONING ADMINISTRATION OF THE CITY OF KENAI THAT THE LANDSCAPINGISITE PLAN IS APPROVED WITH THE FOLLOWING REQUIREMENTS. Repair or replace the fence at the back of the property to provide a separation buffer from the residential property. 2. If the dumpster/compactor is not located at the rear of ~ the store and obscured from site, screening is required. 3. The plan, as submitted, uses parking on Lot C2. Using this parking meets the parking requirement. Further development on Lot C2 may be restricted unless a parking variance is received or additional parking is obtained on adjoining lots. In addition, required parking spaces must include shared parking for the medical facility located at 10547 Kenai Spur Highway (15 spaces}.
