RESOLUTION NO. PZ04-32
SUBDIVISION PLAT
A RESOLUTION OF THE PLANNING AND ZONING COMMISSION OF THE CITY
OF KENAI RECOMMENDING THAT THE ATTACHED SUBDNISION PLAT BE
APPROVED SUBJECT TO THE FOLLOWING CONDITIONS:
WHEREAS, the attached plat WILD ROSE SUBDNISION - KENAI RIVER ADDITION
was referred to the City of Kenai Planning and Zoning Commission on June 30, 2004 and
received from Whitford Surveying.
WHEREAS, the City of Kenai Planning and Zoning Commission finds:
1. Plat area is zoned RR -Rural Residential and therefore subject to said zone
conditions.
2. Water and sewer: Not Available
3. Plat does not subdivide property within a public improvement district subject to
special assessments. There is not a delinquency amount owed to the City of Kenai for
the referenced property.
4. Installation agreement ar construction of improvements IS required.
5. Status of surrounding land is shown.
6. Utility easements, if required, shall be shown.
7. Plat shall verify that no encroachments exist.
8. Street names designated on the plat are correct.
9. CONTINGENCIES:
a. See Page 2.
NOW, THEREFORE, BE IT RESOLVED, BY THE PLANNING AND ZONING
COMMISSION OF THE CITY OF KENAI THAT THE KENAI PENINSULA
BOROUGH PLANNING COMMISSION APPROVE WILD ROSE SUBDNISION -
KENAI RNER ADDITION SUBJECT TO ANY NEGATNE FINDINGS AS STATED
ABOVE.

1. An installation agreement will be required for construction of the road,
identified as Cane Court on the preliminary plat, street light and signs as
listed in the installation agreement. Plat must not be recorded until the
improvements are complete and accepted by the City of Kenai or
security, as described in KMC 14.20.080 {b}(2}, is placed with the City
of Kenai to guarantee the improvements are completed as required by the
agreement.
2. A note should be placed on the plat noting that development is limited in
the area that does not meet the lot width for the zone, i.e. 90 feet. {No
structure should be placed in the area of the lot that is less than 90-feet
wide. }
3. The private access easement shown an Wild Rose Subdivision No. 2
should be identified on the plat.
4. Remove the first plat note, as it does not meet City of Kenai setback
requirements.
5. If the structure on Lot 8 is encroaching into the side setback, the
structure must be removed or an encroachment permit obtained prior to
finalizing the plat.
