RESOLUTION NO. PZ04-42
SUBDIVISION PLAT
A RESOLUTION OF THE PLANNING AND ZONING COMMISSION OF THE CITY
OF KENAI RECOMMENDING THAT THE ATTACHED SUBDIVISION PLAT BE
APPROVED SUBJECT TO THE FOLLOWING CONDITIONS:
WHEREAS, the attached plat Redoubt Terrace Bluff View Replat was referred to the
City of Kenai Planning and Zoning Commission on September 22, 2004 and received
from Integri . Surve}__s.
WHEREAS, the City of Kenai Planning and Zoning Commission finds:
1. Plat area is zoned RS -Suburban Residential & Conservation and therefore subject to
said zone conditions.
2. Water and sewer: Service to Lot 1, Block 6 Redoubt Terrace Subd. Add. No. 3
3. Plat does not subdivide property within a public improvement district subject to
special assessments. There is not a delinquency amount owed to the City of Kenai for
the referenced property.
4. Installation agreement or construction of improvements is not required.
5. Status of surrounding land is shown.
6. Utility easements, if required, shall be shown.
7. Plat shall verify that no encroachments exist.
S. Street names designated on the plat are correct.

NOW, THEREFORE, BE IT RESOLVED, BY THE PLANNING AND ZONING
COMMISSION OF THE CITY OF KENAI THAT THE KENAI PENINSULA
BOROUGH PLANNING COMMISSION APPROVE REDOUBT TERRACE BLUFF
VI_EW_REPLAT SUBJECT TO ANY NEGATIVE FINDINGS AS STATED ABOVE.

Redaubt Terrace Bluff View Replat should not be recorded until the following
conditions are met:
1. A variance for minimum lot size should be applied far and granted
or the applicant should request and receive a rezone of the
conservation portion of the lot to suburban residential.
2. Parcel is developed and plat should verify there are no
encroachments. According to an asbuilt dated 4128197, there are
front and side setback encroachments on the current Lot 1, Block
6 Redoubt Terrace Subdivision Add. No. 3. The owner of this lot
has applied for an Encroachment Permit that will be heard by the
Commission on 1 Q1131~4. If the permit is approved, the
encroachments will not be an issue. If the permit is denied, the
plat should not be approved.
3. A current asbuiit should be submitted to insure there are no
encroachments resulting from the addition along Toyon Way.
