PZ06-75 t~iec~'yuf CONDITIONAL USE PERMIT KENA~ SKA FOR BED & BREAKFAST A RESOLUTION OF THE PLANNING AND ZONING COMMISSION OF THE CITY OF KENAI GRANTING A REQUEST FOR A CONDITIONAL USE PERMIT FOR A BED & BREAKFAST FOR: OPERATED BY: CAROL MC KENZIE LOCATED: LOT 2 BLOCK 2 ILLIAMNA VIEW SUBDIVISION - 4520 KENAITZE COURT (Street Address and Legal Description) KENAI PENINSULA BOROUGH PARCEL NO: 04931002 WHEREAS, the Commission finds: 1. That an application meeting the requirements of Section 14.20.150 has been submitted and received on: 10/16/06 2. This request is on land zoned: RR -RURAL RESIDENTIAL. That the applicant has demonstrated with plans and other documents that they can and will meet the following specific requirements and conditions in addition to existing requirements: a. The City has received a copy of the business license for the bed and breakfast. b. The City has received verification from the Kenai Peninsula Borough that business is registered to collect sales tax and is current with reporting. c. A final inspection has been conducted for Building Permit B-4253 and any discrepancies must be corrected. d. The residence has been inspected by the Fire Marshall and meets all fire code requirements for said use. e. Permit will be reviewed in September 2007. That the Commission conducted a duly advertised public hearing as required by KMC 14.20.280 on: November 8, 2006. Applicant must comply with all Federal, State, and local regulations. NOW, THEREFORE, BE IT RESOLVED, BY THE PLANNING AND ZONING COMMISSION OF THE CITY OF KENAI THAT THE APPLICANT HAS DEMONSTRATED THAT THE PROPOSED BED & BREAKFAST MEETS THE CONDITIONS REQUIRED FOR SAID OPERATION AND THEREFORE THE COMMISSION DOES AUTHORIZE THE ADMINISTRATNE OFFICIAL TO ISSUE THE APPROPRIATE PERMIT.
