(Street Address/Legal Description) KENAI PENINSULA BOROUGH PARCEL NO: 04707129 WHEREAS, the Commission finds: That an application meeting the requirements of Section 14.20.1 OS has been submitted and received on: Au ust 7 2007 2. This request is on land zoned: TSH -- Townsite Historic That the applicant has demonstrated with plans and other documents that they can and will meet the following specific requirements and conditions in addition to existing requirements: a. See page 2. 4. Applicant must comply with ail Federal, State, and local regulations. NOW, THEREFORE, BE IT RESOLVED, BY THE PLANNING AND ZONING COMMISSION OF THE CITY OF KENAI THAT THE APPLICANT HAS DEMONSTRATED THAT THE PROPOSED DEVELOPMENT IN THE TOWNSITE HISTORIC ZONE MEETS THE REQUIREMENTS OF KMC 14,20.105 AND THEREFORE THE COMMISSION DOES AUTHORIZE THE ADMINISTRATIVE OFFICIAL TO ISSUE THE APPROPRIATE PERMIT. Page 2 The landscapelsite plan must meet the requiremen#s of KMC 14.25 including: - Required parking spaces must be shown. - There is minimal snow removal area shown on the plan submitted with this application. Snow storage must be located on the lot and cannot be placed on required parking spaces or the snow must be removed from the site. No snow may be stored in such a manner that would block visibility for ingress and egress to the lot. - Ingress and egress to the public parking area must be shown. Prior to construction, the applicant must provide information on the planned siding of the building. The Commission must approve metal siding. All exterior construction must be completed within a year of the Commission's approval of the development. (KMC
