A RESOLUTION OF THE PLANNING AND ZONING ADMINISTRATION OF THE CITY OF
KENAI APPROVING THE ATTACHED LANDSCAPINGISITE PLAN SUBJECT TO THE
FOLLOWING CONDITIONS:
WHEREAS, the attached Landscaping/Site Plan Review was:

• Legal Description; Lot 22A Block 5 Ori final Townsite of Kenai -Vozar Addition

WHEREAS, the City of Kenai Planning and Zoning Administration finds this plan provides for
orderly and safe development within the City commensurate witty pz•otecting the health, safety, and
welfare of its citizens, and provides adequate and convenient open spaces, light and air in order to
avoid congestion of commercial and industrial areas; and,
WHEREAS, the plan appears to provide for landscaping and/or the retention of natural vegetation
in conjunction with commercial and industrial development within the City; and,
WHEREAS, the purpose of landscaping is to visually enhance the City's appearance and reduce
erosion and storm runoff, and the plan appears to meet this criteria.
NOW, THEREFORE, BE IT RESOLVED, BY THE PLANNING AND ZONING
ADMINISTRATION OF THE CITY OF KENAI THAT THE LANDSCAPING/SITE FLAN IS
APPROVED SUBJECT TO THE CONDITIONS ON PAGE TWO.

1, Fence must be wooden and meet the minimum height requirement of six-feet (6').
Anything above 6-foot will require a building permit. Fence must also extend
completely along the rear property line along the alleyway.
2. Ten-foot (10') greenbelt must be located along Upland Street and as a buffer between
adjoining residential lot.
3. A total of 11 parking spaces will be required one of which must be handicap
accessible. Parking spaces can 6e not less than 180-square feet {9' x 20'). Handicap
space must be sized to meet ADA requirements.
4. Paving must be completed within two (2) years after the certificate of occupancy is
issued.
5. Snow must be removed from the site, unless a new location can be approved.
6. The dumpster will need to be located closer to Upland Street to provide access for
dumping without disturbing greenbelt adjoining residential parcel.
7. All required landscaping as presented in the approved landscaping plan shall be
installed within one (1) year after issuance of the certificate of occupancy.
8. An installation agreement will be required to construct and pave Overland Way to city
standards, from the intersection of Upland Street to the alleyway. {Attachment A)
9. Applicant must use a licensed contractor with the city to construct Overland Way.
10. A certificate of occupancy will not be issued until Overland Way is constructed and
paved.
11. Tf construction of the project has not started within one year of the approval of the
landscaping/site plan, the approval shall Iapse unless extended for good cause.
