PZ07~58 (Preliminary) E{+ecfyof LANDSCAPE/SITE PLAN PERMIT A RESOLUTION OF THE PLANNING AND ZONING ADMINISTRATION OF THE CITY OF KENAI APPROVING THE ATTACHED LANDSCAPING/SITE PLAN SUBJECT TO THE FOLLOWING CONDITIONS: WHEREAS, the attached Landscaping/Site Plan Review was: • Received by: Marilyn Kebschull, AICP, Planner • Submitted by: Dick Ruckman, Superstructures, Inc. ,,, .,,_ • Submitted for: GLM • Property Address: 420 North Willow Street • Legal Description: FBO Subdivision GLM Addition No. 2 (Preliminary Plat) • Parcel No.: 0433b042 WHEREAS, the City of Kenai Planning and Zoning Administration finds this plan provides for orderly and safe development within the City commensurate with protecting the health, safety, and welfare of its citizens, and provides adequate and convenient open spaces, light and air in order to avoid congestion of commercial and industrial areas; and, WHEREAS, the plan appears to provide for landscaping andlor the retention of natural vegetation in conjunction with commercial and industrial development within the City; and, WHEREAS, the purpose of landscaping is to visually enhance the City's appearance and reduce erosion and storm runoff, and the plan appears to meet this criteria. NOW, THEREFORE, BE IT RESOLVED, BY THE PLANNING AND ZONING ADMINISTRATION OF THE CITY OF KENAI THAT THE PRELIMINARY LANDSCAPING/SITE PLAN IS APPROVED WITH THE REQUIREMENTS SHOWN ON PAGE TWO. The final plan should include all information required in KMC 14.25.030. 2, The final site plan should show the areas of the site that have been cleared and identify any pxoposed clearing. 3. Any exposed soil must be planted so there is no exposed soil within three {3) years. 4. The final plan should vexify that the plan to retain the landscaping along the North Willow Street right-of--way is at least 10-feet wide as required. 5. Snow storage areas must be identified, must be located on the lot, and cannot be placed on required parking spaces or the snow must be removed from the site. No snow may be stored in such a manner that would block visibility for ingress and egress to the lot. 6. Drainage patterns must be shown on the final site plan. 7. The structure for the dumpster must be constructed of wood or concrete. City administration may approve other materials prior to construction. $. The parking areas must be shown as paved and must be paved within two (2) years of the Certificate of Occupancy. 9.
