PZ07-64 `the~r~of LANDSCAPEISITE PLAN PERMIT RENA~ SNA A RESOLUTION OF THE PLANNING AND ZONING ADMINISTRATION OF THE CITY OF KENAI APPROVING THE ATTACHED LANDSCAPINGISITE PLAN SUBJECT TO THE FOLLOWING CONDITIONS: WHEREAS, the attached Landscaping/Site Plan Review was: • Received by: Marilyn Kebschull, Planner • Submitted by: Will Bolz, Branch Manager ^_ • Submitted far: Circle N LLC -Alaska Steel Co. • Property Address: _205_& 21.5 Trading Bay Road • Legal Description: Lot 5 & Lot 6, Block 2, Cook Inlet Industrial,Air,Park __ • Parcel No.: 04322005 & 0432200b WHEREAS, the City of Kenai Planning and Zoning Administration finds this plan provides for orderly and safe development within the City commensurate with protecting the health, safety, and welfare of its citizens, and provides adequate and convenient open spaces, light and air in order to avoid congestion of commercial and industrial areas; and, WHEREAS, the plan appears to provide for landscaping and/or the retention of natural vegetation in conjunction with commercial and industrial development within the City; and, WHEREAS, the purpose of landscaping is to visually enhance the City's appearance and reduce erosion and storm runoff, and the plan appears to meet this criteria. NOW, THEREFORE, BE IT RESOLVED, BY THE PLANNING AND ZONING ADMINISTRATION OF THE CITY OF KENAI THAT THE LANDSCAPING/SITE PLAN IS APPROVED WITH THE REQUIREMENTS SHOWN ON PAGE 2. After construction of the addition and the repair/replacement of the sight- obscuring fence, a decision will be rendered if the dumpster must be screened. If the dumpster is visible, screening will be required. 2. Natural vegetation shown in the plan must be maintained. Any additional clearing will require additional fencing to screen the storage yard.
