RESOLUTION NO. PZ11 -26
PRELIMINARY PLAT
A RESOLUTION OF THE PLANNING AND ZONING COMMISSION OF THE CITY OF
KENAI RECOMMENDING THAT THE ATTACHED SUBDIVISION PLAT BE APPROVED
SUBJECT TO THE FOLLOWING CONDITIONS:
WHEREAS, the attached plat BELUGA LOOKOUT ADDITION TO ORIGINAL TOWNSITE OF
KENAI was referred to the City of Kenai Planning and Zoning Commission ()dune 8, 2011, and
received from TERRY EASTHAM, R.L.S. NO. 7629.
WHEREAS, the City of Kenai Planning and Zoning Comnission finds:
1. Plat area is zoned TSH — TOWNSITE HISTORIC
2. Water and sewer: Available.
3. Plat does not subdivide property within a public improvement district subject to special
assessments. There is not a delinquency amount owed to the City of Kenai for theeferenced
property.
4. Installation agreement or construction of improvements is not required.
5. Status of surrounding land is shown.
6. Utility easements, if required, shall be shown.
7. Plat shall verify that no encroachments exist. If an encroachment exists; pht does not create
nor increase the encroachment.
8. Street names designated on the plat are correct.
9. CONTINGENCIES:
• An exception to KMC 14.10.070(e)(3) is granted noting the minimum lot width for the Townsite
Historic Zone is 60 feet. Lot 2B has a minimum lot width of 30 feet along Overland Avenue which
is sufficient for emergency personnel and equipment to access the property.
NOW, THEREFORE, BE IT RESOLVED, BY THE PLANNING AND ZONING
COMMISSION OF THE CITY OF KENAI THAT THE KENAI PENINSULA BOROUGH
PLANNING COMMISSION APPROVES BELUGA LOOKOUT ADDITION TO ORIGINAL
TOWNSITE OF KENAI SUBJECT TO ANY NEGATIVE FINDINGS AS STATED ABOVE.
PASSED BY THE PLANNING AND ZONING COMMISSION OF THE CITY OF KENAI,
ALASKA, JUNE 22, 2011.
