Setbacks in these zones are currently regulated by the building code. By building to certain standards, structures maybe built with no setbacks. The ordinance proposes a front setback of 25 feet. This is consistent with most zones and it is also believed the setback provides enough distance for safety purposes for ingress and egress to properties. The side setback of 10-feet was recommended after consulting with the building official. The 10-foot setback provides for most construction without additional building code requirements. Kenai Municipal Code 14.20.180 (Variance Permits) provides for a relaxation from these requirements. I am recommending Council approve the proposed ordinance.
