MEMORANDUM
TO: Rick Koch, City Manager
FROM: Kevin Lyon, Capital Project Manager
DATE: July 28, 2010
SUBJECT: AWARD OF CONTRACT; Vintage Pointe Water Damage Repair
2010
This project will repair the insured water darnage to the Vintage Pointe Senior
housing. The damage was caused by a broken pipe fitting on December 21,
2009 in the dry sprinkler system. The leak occurred in the attic of the facility so
damage occurred on three floors in both the hallways and apartments.
Due to the nature of this project, the bid included a base bid to complete the
project and a lump sum Force Account (contingency) to address potential
concealed damage discovered during the construction process. However, due to
insufficient funds the Force Account cannot be awarded at this time. In the future
it will be necessary to appropriate additional funds to provide for an adequate
contingency.
Bid documents were completed and the project was advertised in the both the
Peninsula Clarion and the Anchorage Daily News. Three contractors expressed
interest during the bid process and on July 27, 2010 bids for the project were
opened and one bid was received. This bid has been reviewed and it was
determined that Holden Company was the lowest responsive bidder. The bid
documents were complete and responsive and sufficient funds are available to
award this portion of the project.
The attached is Resolution 2010 -XX recommending award of the contract to
Holden Company for the total cost of $142,486.00.
